      Up steps and through an archway from the Dining area. There is a bridge table and an antique Chinese cupboard full of board and other games. Bookshelves - a wide range of fiction and non-fiction as well as guide, cookery, bird, wild flower and art books.

      - Bedroom 6

      Single bedroom with direct access to the garden.  Internet connection can be used.

      - Shower Room

      Large tiled shower, basin and loo.

      - Utility Room

      Clothes washer and second refrigerator. Ironing equipment.

      FIRST FLOOR

      - Entrance Hall

      Good size and amply furnished room entered from outside staircase (also by internal stairs). TV for videos and DVDs (but no local or satellite TV). A wide range of videos and DVDs.

      - Master Bedroom Suite  

      Large bedroom with double bed and en suite bathroom with bathtub, separate shower, basin and loo. Wonderful views in two directions.

      - Bedroom Suite 2

      2 Twin beds (can be double). Large bathroom with bathtub, separate shower, basin, loo and bidet.

      - Bedroom Suite 3

      Twin beds. Bathroom (which has its own door from the corridor) with bathtub, shower over the bath, basin and loo.

      - Bedroom 4

      Twin beds. Spectacular view to M.S.M. Tiberina.

      - Bedroom 5

      A galleried room with single beds on each level.

      - Shower Room

      Shower, basin and loo. Shared by Bedrooms 4 and 5.

      N.B. There are fans and mosquito nets for all bedrooms. Cots and high chairs are available.
      There are 2 hair dryers.

      OUTSIDE

      - Covered Verandah

      Large dining table with 10 chairs. Comfortable rattan sofa and chairs for relaxing in the shade.

      - Barbecue

      Near the Covered Verandah. Stone built with antique Neapolitan tiled working surfaces.

      - Pergola (shaded by an exuberant bignonia) - first floor level

      Mosaic top table and 8 chairs. Great views. Perfect for evening cocktails as the sun goes down. And eating (it is well worth the effort!)

      - Ping Pong Room (entered from garden)

      Ping pong table + Table Football + Darts board.

      - Bocce pitch (aka Boules)

      Equipped with bocce/boules. A game of huge enjoyment to young and old, experienced and inexperienced (if played to House Rules).

      - Swimming pool

      10m x 5 m. Heated (if necessary). Very private with great view. Shade from large tree and pergolas. Ample teak furniture. Refrigerator for cool drinks.

      - Garden + Grounds

      2 acres - but merges into the surrounding countryside. Well maintained and full of scent and colour (though it does dry up in the summer heat). Swing + climbing frame + sand pit.

      - Studio/Barn

      Well equipped painting studio available to guests if required.
